Heard Sri Archit Mandhyan, learned counsel appearing along with Sri Anurag Srivastava, for the petitioner and Sri Ashish Agrawal, learned counsel for the respondent. Sri Rahul Agrawal, learned Additional Advocate General appearing along with Sri Gaurav Singh, learned Standing Counsel for the State of U.P., has also been heard on the question relating to interpretation of the statutory provisions and the rules framed thereunder.

The present petition under Article 227 of the Constitution of India has been filed questioning the correctness of the order dated 13.11.2025 passed by the Additional District Magistrate (Finance & Revenue), Bijnor, acting as Rent Authority, whereby the application moved by the petitioner on 07.11.2025 seeking to deposit fifty percent of the adjudicated amount in terms of Section 35(1) of the Uttar Pradesh Regulation of Urban Premises Tenancy Act, 20211 has been rejected.
