    About the Opportunity

    IndiaLaw LLP is looking for dedicated and detail-oriented Search Clerks to join their Retail and Tech Practice in Mumbai.

    Roles and Responsibilities

    • Preparation, review, and quality assurance of Title Search Reports (TSRs), Title Investigation Reports (TIRs), and legal opinions relating to immovable properties.
    • Analysis, validation, and refinement of title search and due diligence reports, ensuring legal accuracy and risk-based assessment.
    • Assisting in legal due diligence exercises for Banks, Financial Institutions, Non-Banking Financial Companies (NBFCs) and Asset Reconstruction Companies (ARCs).
    • Review and assessment of Non-Performing Asset (NPA) accounts, security documents, enforcement actions, and recovery proceedings under applicable laws, including the SARFAESI, IBC, RDB.
    • Review of risk categorization reports, identification of title defects, and formulation of risk mitigation recommendations for lending and acquisition transactions.
    • Conducting legal research and drafting legal opinions, notices, advisory notes, and transaction-related documentation.
    • Visit in person or online Sub-Registrar offices, revenue departments (Tehsildar / Talathi offices), municipal corporations, and urban development authorities to collect property-related documents and records.
    • Extract and compile revenue records including 7/12 extracts, property cards, mutation entries, ferfar certificates, and encumbrance certificates (Form XVI / Form XV) from relevant government offices.
    • Photocopy, scan, digitize, and organize title documents, sale deeds, and other conveyance instruments in chronological order.
    • Maintain accurate daily logs of searches conducted, documents collected, government fees paid, and pending follow-up actions.
    • Assist Advocates and Senior Associates in preparing draft title search reports by collating, indexing, and cross-referencing documents.
    • Verify basic property details including survey numbers, plot numbers, area measurements, ownership history, and encumbrance status against official records.
    • Maintain physical and digital filing systems for title search records, client matter files, and document archives in accordance with firm protocols.
    • Coordinate with court runners, government office staff, document vendors, and courier services for timely document retrieval and delivery.
    • Track and follow up on pending document requests, requisitions, and government office applications.
    • Ensure all collected documents are properly authenticated, stamped, and certified as per banking client requirements.
