Amazon India entities lease over one lakh sq ft office space in Mumbai’s Vikhroli – ET RealEstate

Amazon India group entities have picked up over 1.14 lakh sq. ft. of office space in Mumbai’s central suburb Vikhroli through a long-term lease of five years across four agreements, with a combined starting monthly rent of over Rs 1.73 crore

The license term for all agreements commences from January 1, 2025, with a 5% annual rent escalation.

The lock-in period is set at 48 months for the licensees, and for the entire lease duration in the case of the licensor. The agreements were registered on April 30, showed the documents accessed through CRE Matrix.

Among these, the largest lease is by Amazon Seller Services, which has taken up 42,700 sq. ft of leasable area at a starting monthly rent of Rs 78.56 lakh. The agreement includes 37 car parking slots, 27 of which are allotted free of cost, with the remaining charged at Rs 8,508.55 per slot per month.

Other Amazon group entities, Amazon Development Centre India, Amazon Data Services India, and Amazon Smart Commerce Solutions have leased 19,926 sq ft, 16,447 sq ft, and 15,181 sq ft, respectively. The starting monthly rents for these are Rs 36.66 lakh, Rs 30.26 lakh, and Rs 27.93 lakh.

ET’s email query to Amazon India remained unanswered.

Each deal includes a mix of free and paid car parking slots, totalling 133 car parks across all four agreements, with 100 offered at no cost. The rent across all transactions is uniform at Rs 184 per sq ft, calculated on the total leasable area. No security deposit has been collected under any of the agreements.

The transactions signal a significant expansion of Amazon’s footprint in Mumbai’s eastern corridor, indicating the company’s long-term commitment to the city’s growing commercial hubs beyond traditional business districts like Bandra-Kurla Complex and Lower Parel-Worli belt. Ends
